The W!N Group is the first type of team. The W!N Group is the result of the coming together of three high-achieving Realtors offering 60 plus years of combined broker/agent experience for our clients. Our founders’ capabilities enhanced by carefully chosen additional agents add up to a win-win for everyone.
We regularly meet to discuss our individual listings, from brain storming sessions, to marketing approaches, to situational updates. And while we each have our own clients, each of us stands by ready to provide an extraordinary level of experience and negotiating skills for all of our clients. When you add in our support staff of multiple assistants, we have you covered no matter what.

Meet Our Team Members
After growing tired of traffic and smog, Tim and his family moved to Big Bear where he had previously purchased his first house. Upon moving to big Bear Tim opened an independent real estate brokerage, Big Bear Real Estate. The company quickly grew to over 30 agents. Wanting to expand the business further, after looking at the many franchise opportunities available, Tim decided on Keller Williams Realty and Keller Williams Big Bear Lake Arrowhead was born.
After many successful years as a Broker/Owner, Tim decided to sell his interest in Keller Williams Big Bear in order to focus more on his clients and what he likes best: finding creative solutions so that his clients can negotiate, finance, purchase and ultimately own their dream cabin or investment property.
To that end, Tim partnered with his better-half Kim Boda, and their good friend Karen Lavrouhin, establishing The W!N Group Big Bear.
Tim has served on the Big Bear Board of Realtors including as its president and was voted Realtor of the year in 2018. Tim also has been very active in organized real estate at both the state and national levels having previously served on the Board of Directors for the California Association of Realtors for 12 years and on the Board of Directors of the National Association of Realtors for three years. Tim has also been a member of the national Resort and Second Home Committee, traveling across the U.S. for meetings with other resort area real estate professionals. He also is certified National Association of Realtors as a Resort and Second-Home Property Specialist.
A strong believer in giving back, Tim has been very involved with the world renowned youth orchestra group Mountaintop Strings, and is the chairman and president of The Lighthouse Project, a 501(c)(3) dedicated to creating child honoring communities.
Never doing anything half-way Tim acts a as stage manage for youth orchestra and school orchestra groups as well as youth singing recitals at Big Bears 350 seat state-of-the-art auditorium the Performing Arts Center. He is also a race official certified by the U.S. Ski & Snowboard Association, helping to officiate youth ski races.
An avid outdoor enthusiast, Tim loves to ski, mountain & road bike, and hike the amazing mountains surrounding Big Bear Lake with his family and friends.
Kim has served on the Agent Leadership Council as well as helped to head the Wellness committee at her Market Center. Kim is known as “The Mindful Agent” and was featured in California Real Estate Magazine. (You can read the article here). She is passionate about mindfulness/meditation because it helped her traverse through the real estate downturn and is now certified to teach meditation and gets a kick out of helping agents de-stress and to achieve a “Mindset for Success” through mental rehearsal.
Kim enjoys all of the amenities that Big Bear has to offer which includes snowboarding, skiing, hiking, mountain biking, road biking, golfing and camping. Favorite hobbies besides meditation are gardening, wine tasting, trying new restaurants (eating!) and acrylic/water color painting.
At the urging of our existing clients, Karen became a licensed real estate agent so that she could extend the services she currently offered. Karen takes pride in her attention-to-detail, exceptional marketing skills and knowing the importance of keeping clients informed and “truly listening” to their needs. Karen is joined by a wonderful team and as a result, is proud to be one of the top selling agents in Big Bear real estate.
A third-generation Californian, Karen was raised in Tarzana, California (home of Edgar Rice Burrows, the author of Tarzan). She grew up riding my horse and enjoying many of the Outdoor Pleasures, Southern California has to offer. She attended college at San Diego State University where she majored in Communications. After college, Karen went on to a career in Advertising/Marketing working with corporate sales departments designing and implementing large-scale marketing programs. She had the pleasure of living in Boulder Bay with her wonderful husband, Tim. Their Dog/Son Noodles passed away 3 years ago and they have a new English Labrador son, Dallas (he, like Noodles, doesn’t know he is a dog).
Just ask her about her favorite spots to hike- you will be sore, but the views will be worth it!
A bubbly, driven, intelligent young woman- Alex has made a great impression on the Keller Williams family. Her willingness to learn and serve helped her to grow quickly in her first 3 years at the company. So, when Kim and Tim approached her to join their team in 2017, Alex was thrilled to be partnering herself with a team that was just like her- more than meets the eye! Newly licensed, Alex has more knowledge and experience under her belt than most new agents in the business. Specializing in transaction coordinating, Alex knows the ins and outs of contracts and what both buyers and sellers need from their Real Estate agent. Priding herself in honesty and reliability, in turn establishes the long-term client relationships Alex values so much.
When she is not in the office you can find her somewhere on the beach, in a group of friends or exploring a new trail in Big Bear.
Dallas is an expert on houses close to the lake, especially those that have big, fully fenced yards. He’s also a great resource regarding pet friendly areas and the best places to swim.
Well trained, although not specifically in selling real estate, Dallas is licensed by the County of San Bernardino. He’s a great assistant, and is always ready to fetch whatever is needed or join in at breakfast, lunch, or dinner with clients.
